I want to be able to comfortably support my family without having to work, outside of dealing with my real estate investments.Of course, the amount of money that takes will vary depending on location, as living in San Francisco costs a lot more than living in Gator Swamp, Florida.

I'm still updating the units a little at a time.IF I WERE YOU, sounds like you've done your research already, I WOULD BUY THIS PROPERTY.Obviously you need to make sure you do all the due diligence possible and check and recheck numbers before you say yes, but you have looked at multiple properties by now in varying conditions and you know this will make money.

The leases, financing, rent increases, blended cap rate over the primary term of the lease, and exit strategies have to be thought out well in advance before purchasing.The exit strategy and targeted buyer would vary based on what purchase price you are talking about.If as a direct investor you are talking multi-million properties putting 25% down then you can land quality corporate backed leases.

Just to offer a different perspective, its not unusual in other markets for professionals to not have a lot of skin in the game and the reasons for this vary:1) They are good at going the on the ground stuff but bad at raising money.
