Cali is a totally different market unique and exclusive unto itself.

Its a niche for sure.

I have an 8 unit townhouse building,  its beachfront on Lake Erie, very unique property. 

Thats a deal killer in my niche, which is infill.

Who are the competitors and where are they in the niche of this business?

Be careful here because this conversation is very one sided and absolutely not accurate.A lot of these replies ask why the heck he would wholesale if he has money.Why some people think that wholesaling is only if you have no money is beyond me and obviously are poorly informed about wholesaling and investing.Wholesaling is a NICHE.

@Tim Touchette Tim, I am curious to know more about the whole corporate rental niche you are using (I sent a colleague request along with more info just a bit ago before I saw this post). 

That said, perhaps there are niches within those hot markets that are un-tapped?

Create something unique and useful.

Rehab, buy and hold and then what niche sfr, multifamily, commercial, etc.Saying you are looking for an agent and you are an investor could mean many different things.
