Osvaldo.Finding a realtor who is going to want to put cash into your deals is going to be difficult to find.It's hard enough to find a good real estate agent who you can trust and who is going to hustle and do your deals. 

Vacancies/rents start to reach normal levels...making the industry less interesting for outside buyers.What a lot of owners I work with now are doing is building up cash reserves to no less than 100K per community (average size 5 Million value).   

It would just be interesting to see what debt load people justify for what level of monthly income.
