Are you just low balling?  

Profits will be shared, but the ball keeps rolling.  

If one appraiser is low-balling an area the next one may not.  

Good point about my realtor dropping the ball on allowing us to continue this long without the appropriate paperwork.

In the case of an asset manager, there are two reasons why we do this: lower the list price so we can accept a low ball offer and/or decrease price to create a bidding war.

If the numbers work I'd imagine you'll have no issues finding options, but if feel you're getting low balled on the rate/term/amortization I'd suggest you reach out to Wells Fargo.

The value creation in the rehab allows you to keep the ball rolling and recycle the same cash on every subsequent property.  

Have a set of balls to pull the trigger when you do have that first deal on your lap. 3.
