Is it necessary to pay that much money?

We currently have about $60,000 of our own money to use for investing/renovating our properties.

3 for now I have many contractors and PM in place, happy to help  Hi Bob, thanks for the reply the property management company is the one I have been struggling with finding  the most so would be super helpful if you had any strong recommendations I could vet You need contractors as well TRUST me the ones you have spoken with and think they are what you need, 99.9999% of the time just kiss your money goodby, I am not speculating.

I also know they won't take the property down and list it on the MLS since they are trying to run business without using any money. 

There's a lot of money in it.. plus as we discuss constantly on the forms both of the other big names have issues with the way that they treat their hosts.

Even an agent won't typically do these unless you hire them to place a tenant.You seem intent on being cheap, thinking you have to be to save money. 

That being said, I have been listening to podcasts and reading books on real estate for a couple years now but have not had the time or money to fully dive in just yet.

How is private money lending currently influencing the real estate market?

Our biggest expense has been property taxes.
