I don't have experience with a 203K, but look at a streamlined 203k rather than a standard 203k.

For owner occupant you can utilize the 203k Standard/Full or the 203k Limited/Streamline.

Then when Im more stable maybe I can go to some private lenders, set up an LLC and streamline the beginning of a more professional business position.
