Personally, I would be very weary of anyone that doesn't invest their own capital along side yours (no skin in the game), not saying this is a bad strategy but not the one I think one should start with.

your not, nobody is going to give you 100%, you need to have skin in the game.

Don't expect to get a LTV higher than 65% so I really hope you have cash reserves to cover the 35% skin in the game that you will most likely need.

If a party doesn't stand to lose money (i.e. doesn't have "skin in the game" as its mentioned many time), then after you think of it for a while its rather unfair.
