If using an attorney would cost me more than the tank of gas and time to get there and back, then I'm not sure it would be worth it. 

Now in in the homestretch with closing, I am starting to get some push back from the seller indicating that he may be trying to tank the sale, so he can relist and capture that appreciation.  

This will effect the volume of hot water your tank produces though, meaning your tenants will run out of hot water faster.Another option is to have a plumber install a thermostatic shower valve.

Personally, I've just got 20 gallons of gas in cans for the generator, and the third gas grill propane tank filled....no extra amounts of water, canned foods, etc.  

One approach is to install Rinnai Direct Vent heaters hooked up to stand alone propane tanks and make the tenants pay the heat. 

If you ever decide to visit fill your gas tank before you come because the price of gas here is highway robbery.  

You max out the only one or two cards you have and your score will tank.
