For you if you self manage, or difficulty finding a company interested in managing if you choose to hire someone.- property is cheap for a good reason...

We have learned the right and the wrong way to conduct our self and recommend all investors, agent, brokers, and negotiators do the same.  

I fall in the same type of category you do, in terms self employed, multi prop owner.

Its good to start and build up some capital but if you are going to be doing this full time you will want to develop relationships with contractors/electricians/plumbers.I usually do the big stuff my self electric/plumbing/hvac and leave the labor intensive stuff to others carpentry/drywall.  

And lastly I paid my tax's.. this is another area that self employed RE agents and brokers get into trouble.. fast forward to the few RE companies I owned and I can't tell you how many agents wanted meetings with me on April 10th to April 14th...
