I'm told the mortgage company is firm on their price after now making 23K in price reductions over the last year, but the buyer still faces $30K in solar liens and $30K+ in foundation and rehab repairs.

With purchases today my pro forma is even more conservative than it would be a less expensive market, because I'm factoring in a buffer for future reduction in NOI due to economic changes.

If your client can put 30% down on the current sticker price of this trailer, ie the price that isn't going to happen, that means the seller needs to realize that this thing isn't a house or real estate, and needs a 70% price reduction.

@Cody Evans ,  i do wholesale a lot but  do not see the properties inside until there are under contract,  on the inspection period I will get the estimates and negotiate the price, and Yes, we have been able to bring the price down,  my best one was 90k price reduction

Well, if you're looking at principal reduction as a way to increase equity, then you can do that with anything you purchase with debt.On CF, if you can turn it around and make more money fine.
