So, I'm examining the plumbing for my bathroom that sits in the joists of the basement, and I notice the valve pictured here.One side is hot, the other is cold.

During my search, I recall seeing options to do 3% down conventional loan, but the product may be on the backburner now.

Sightlines are not good as property sits in a hole or high on a hill, etc.

Nothing is more dangerous to himself than a new investor sitting on cash.

I don't see the point in paying 20% down on an investment property while sitting on that much cash.

But now I trust that if I get done what I'm supposed to each day, then I can relax a little knowing that I've completed the most essential things for the day and not feel like I can't ever sit down and relax when I have a chance. 

BP has the calculators, so I would just do a separate packet per property, so that folks could see how it might look in bulk.The local REI group meetups are also good for getting to know private lenders, who have some spare cash sitting around.

I'd recommend sitting down with an experience, licensed mortgage professional (direct non-bank lender) and run the numbers to figure out what you can afford and financing options.
