AppFolio, I like it, except it does not support the option to print leases for signing as they feel everyone has iPads to sign leases, and it does not have cooperate accounting built into, only unit accounting.Buildium is another company, that I can recommend that does all the above, and it's cheaper.

Being as frugal as possible, since there are no standard lease agreements, we are googling lease agreements and printing off generic ones online.
