It was made very clear to them in their move out letter and during the preliminary walk through that they were to clean the house thoroughly, including all appliances, bathrooms, floors and windows (it is also stated in the lease).

As others above mentioned, you'll want to investigate the interior to see if there are cracks in drywall/plaster, doors and/or windows that don't open/close properly, uneven floors, etc.

Your Attorney will determine which system applies depending on the location of the property you are seeking to purchase and act accordingly.A typical transaction is usually as follows:Offer – the Purchaser makes an offer to purchase which is followed up in writing to a realtor and/or the vendor’s attorney.Agreement for Sale – once the offer is accepted by the vendor, the vendor’s attorney prepares the agreement of sale for onward forwarding to the purchaser’s attorney who peruses same.Exchange and Investigation of Title – the Purchaser’s and Vendor’s Attorney exchange the agreement of sale and the Purchaser pays a 10% deposit to the Vendor’s attorney to be held in escrow by the Vendor’s attorney.
