It was made very clear to them in their move out letter and during the preliminary walk through that they were to clean the house thoroughly, including all appliances, bathrooms, floors and windows (it is also stated in the lease).

It's at least worth investigating and asking the question if it's going to save you money.Also if you get a young gun, they might work extra hard for you to impress their bosses.

As others above mentioned, you'll want to investigate the interior to see if there are cracks in drywall/plaster, doors and/or windows that don't open/close properly, uneven floors, etc. 

Be back in Atlanta here in a couple months and will be doing the in person investigating then.

I haven't, but make sure you know what the local regulations are first - while I don't think San Antonio is as strict as Austin, I do believe there's some regulations, so it would be wise to investigate first

If you travel, but you have not identified the property that you actually want to buy yet and the cost is considered investigating cost.

I mean I do not want to see any lynching or false accusations, but what if we had a reporting feature where a team of volunteers or something could investigate?
