As far as I can tell the only way we'll be able to sell these units to homeowners is by providing a pre-packaged loan solution to them with a portfolio lender/private lender who is not subject to the Fannie Mae restrictions.

I guess it depends on if you like being a landlord at that level.. if so and you can hire folks to work for you and you don't have to deal with tenants at the street level.. then its fairly obvious answer in todays market you cant match those returns.. only thing that exceeds those returns is what we do in new construction with leverage where the returns are significantly higher than yours.. but you need those returns way up there to mitigate risk and of course tax's owed on inventory as its sold.those are tough packages to sell if you sell as a package you will no doubt take a pretty big hit on price as opposed to selling them off individually.. 1031 for your larger units works of course.. but if you cant replace with something as good you just answered your own question.. but good job building that portfolio you are what I would say 90% of BP folks aspire to do and be..

I am not selling BP, but it is always here, the REIA meets once a month and then the guru comes in on Saturday and the REIA makes money off the "packages" purchased.
