@ross ribI would recommend you contract an architect to do a feasibility study first so you can have an idea of a general site plan, how many units you can fit and at what square footage, etc.

I don’t think they put on the contract that their duty is to find you the most competitive price so don’t see a high likelihood of the contract being void and releasing you from whatever you signed.
