My goals are to become a full-time real estate investor in the future and to save up for retirement.

Question: I have been doing remodeling to my home since I purchased it in 2010- made my living room and kitchen area more "open concept" and have exposed concrete flooring which I want to stain and seal.

No obvious signs of water damage in kitchen and baths but there is a strange rusted area around the door frame as you transition from the living area to the hallway for the bedrooms.

I have two multfamily buildings under my belt, but I'm now looking at my first commercial apartment building, which will be out of state b/c I just don't have the money to play big time real estate in NJ yet and can't deal with sub 7% cap rates as "good".  

I have a fire damage property in Louisiana, the fire was only in the kitchen, the structure is sound.

I would like to retire by the time I'm 35, but technically I could retire in 3 years and just be a full time real estate investor.I'm going to link my next thread post into this reply so you can see exactly what I did to calculate my retirement numbers or as Clayton Morris likes to call it the 'Freedom Number'.

I need new bathrooms, and a new kitchen, no appliances, apoxy garage floor, termite and a coated deck around 800 sqft and landscape cleanup.

The property needs some TLC, mostly paint, landscaping, bathroom upgrades, and kitchen modernization, estimated around 150K.3.

We are trying to decide if we turn the small office upstairs into the bathroom or keep it in the current location off of the kitchen/dining area.  

After looking at the property today, we saw that it needs new flooring in the kitchen and bathroom as well as new kitchen cabinets and appliances (it's a very small kitchen).
