@Vy Mai I would run a complete Tenant check on EVERY renter including iPhone pic of their licenses.Make sure you have a complete set of necessary docs: Application, Lease (TAW), Statement of Conditions, Escrow and blue Lead Disclosure.

Many times I did searches on my android podcast app for stuff like "real estate investing" "rental houses" and "house flipping" and never found anything satisfactory.  

It's hard to see how bad it is using an iphone camera and I will definitely engage a professional photographer to take a few details pictures.It's funny to read people's comments here because the pictures I posted don't even show many of the problems.
