What I do to see if the seller is motivated is, I pull title reports on properties to see how much a seller paid for the property and the balances of the mortgage.

I did clear the liens and paid for them in advance of closing in order to clear title to close which took some time as they were old liens.

Don't know if you have a similar website for Ohio but I found a site called Montana Cadastral that seems to give all the title info plus property details by address (or several other search options) for free.
