The dilemma I have is to pay it off right away, lower the mortgage, or buy an investment property, or perhaps invest money somewhere else.I'm thinking of investing in a rental.

My dilemma is I am making $1300 rent which should be higher I think around $1500 when I could own a 2 unit duplex with approximately the same debt and cost at $250k and make 2x$1200 mo rent.

So, they often just make you personally guarantee the loan to the LLC.As your LLC builds cash flow and demonstrates good financial health and management, lenders will consider lending to it without a personal guarantee.I'd consult an attorney in creating the LLC, reviewing loan documents, etc.Good luck.

That's about it for the actual pet...... they don't "mark" or have other issues that will damage the property at any higher rate than a spayed dog.If she has puppies, the risk of property damage goes WAY up......The biggest consideration I see is that whether their pet is "altered" or not is a rough gauge on how good of a pet owner they are....do they actually invest $$ in the health and well being of their pets or do they just do the bare minimum.
