@Alex Lee your best bet is to join your local REIA group and attend any other meet ups in the area. 

I know PM groups can have unlicensed people perform certain duties.

There's a TREIA North group (Traci...), a TREIA West group and a TREIA DOA (Durham, Orange, Alamance) near you, Savannah.

Get to some events meet some people, join a couple of local FB real estate investor groups, and just find a deal.

I need to find marketing groups.

It comes natural to spend time here on a regular basis or in phases, since, as a syndicator, I would otherwise have to spend more money on advertising and marketing in channels less targets and effective.Where else would I find such a focussed group of people wanting to invest their private capital into my projects to improve their yields and gain equity in a business secured by tangible assets?
