I'm an agent so take this with a grain of salt, but one thing I would consider is that some listing agents (i.e. the seller's realtor) will have it built into their contract that if the buyer is unrepresented, the listing agent's fee goes up, presumably because it means more work for them.

Two years ago the property was briefly listed at twice the town assessment and now it is offered up again close to the town assessment which I will take with a grain of salt as it's true value.
