So this is a tricky thing.Accountant's / CPA / Professionals who get paid based on their knowledge and time normally do provide a 'free consulting' call to have a chat with them.However, please be mindful that the 'free consulting' most firms offer is very high level and moreso to see if you both would be a good fit for eachother.Sometimes, these calls are done by the owner(if its a smaller firm) or business development  professionals if the firm is larger.1800-Accountants is a large firm so you are likely first vetted by a non accountant whose main job is to get the sale.Best of luck.

If your decision making is tied to cash flow projections you are likely ignoring the fundamentals that are more telling of the properties long term success. 

You need to have a good property management in place too.

I reviewed this long ago and the amount of work you had to do to save a few bucks did not seem at all worth it.

To clean a 2,500 sq. ft. house where I am located it's $195 for a good cleaner(s).   

It has a good cap rate and everything was recently updated, head to toe.

There's no good "ballpark" figure, you have to know the amount of stays, cleaning fees, some add in pet fees and other things that can increase revenue.
