My insurance company is cancelling the policy on May 10th unless the exterior issues have been repaired (dry rot in a storage shed, peeling paint, broken window, etc).I am hoping the repair work will be done by then, but I want to have a backup plan.

Are room services such as fresh towels and linens and other such services provided?

Next time, either start the lease sooner and offer free days (as Jon mentioned) or write a seperate short term lease for the storage of the items, include a small fee like $25 and make sure the lease demands that tenant provide tenant insurance for the personal belongings.

Some use it for industrial storage, another high price to pay for just storage.

In our case, these were small houses (25 x 30) {by today's standards}, and since we were trying to turn the basement into a living space ... just storage, the cost was not excessive.

I plan on putting in a coin op laundry and rent out additional storage space.I don't know if I can directly compete with these apartments, but if i can come some what close (900) then I should be profitable.
