A lot has to do with time of the year and if they have kids in school or moving there would be holidays or very harsh weather outside ( extreme heat or cold etc.)

I am not an accountant so I am not extremely clear on how the rate can be broken up but from what I understand the total points and annualized rate cannot exceed 18%.

I chose the distant turnkey in a hot market and it wasn't a winning strategy.I learned my lesson and have since done well.For investors starting out, my view is that it's better to invest in a market you know extremely well.
