Hi Jay,Forgot to mention this in the original post but I also am in the process of getting my real estate license!

I will continue to be transparent with the agents and go through the process according to the law update.We are working on all the backend processes, 2023 taxes, you know the flow.. and hope timing works in our favor.

I was just looking to get away from the small drag of the CC processing fee for the DD but overall that may be the easiest/least hassle way to do this.

They usually have regulations on the # of dwellings per acre and I’d hate for you to spend money designing bringing utilities to the site only to be in a city council meeting where the local neighbors shut down the proposed development. 

It creates inventory on the market that wasn't there before and increases surrounding home values in the process. 

I house hack my primary home in which I do a thoroughly credit check, background check and interviewing process.

I am now trying todo a cash out refinance to pay off my HELOC so I can repeat the process.
