What has helped me the most is daily listening to BP podcasts and some other RE podcasts as well.

Do everything you can to work everything out on paper first making sure your figures are as accurate and reliable as can be.Once you do that if you can determine your move would be a profitable one for you then consider what making the move would mean to you personally, how the move would affect your life style, your time, and daily life experience.If it looks like it would a win win situation for you then that would be a strong indication it's a greenlight but if not be ready to back down from doing it.You have got something working good now do not do anything that would or could jeapordize that.

Apart from the vagueness, I would suggest that you have as part of the scope of work daily email check-ins where the PM states what has been accomplished that day, any problems they ran into, and what they plan on working on the following day.

We've determined there's no moisture coming from under the house and there's no pipes that run anywhere near this area since all the plumbing is more to the back (ranch home).

Unless the seller or insurance company is willing to pay for a renovation, I would consider just putting a fan or two in the crawl space to dry up the moisture.

I have read through "The Ultimate Beginners Guide" and am still listening to the BP podcast daily. 

Weeks go past we communicate daily ,he soon figures out there is a lien on the property .

We use Evernote to keep track of all our paperwork and important files so I make sure to stay on top of it daily, so that it doesn't ever get overwhelming.

It's an awesome service to track timelines, budgets, pictures, daily logs... it's not cheap (300 a month) but I love it.
