As I'm looking at areas outside of Portland I'm finding 2/1 condos for under $90K, immediately creating positive cash flow. 

I  am not recommending cheap materials and cheap workmanship - after all, when flipping, we are not just renovating a house, we are creating someone's home.I agree with Aniekan Udoh, stay in line with the comps.  

IE your taking over existing debt then as stated that is called an assumption.. which can happen but most lenders are pretty tough to get those to happen.. you can take title sub too but that creates a whole nother set of circumstances and things you need to be cognizant of.

For those unaware an architectural drafter is a person who sometimes works under an architect and creates blueprints for the architect or the supervisor who reports to the architect.

I would probably need to speak with them directly on how to structure this, including creating a company.

Go to sheriff sales and hand out your business card if you have one, create an online sign-up form and market it all over social media to get potential buyers to sign up...etc etc etc.......so many things you could be doing to attract buyers.
