I ask for or locate references, because referrals can make a world of difference in how someone works with (and for) you.We've all been burned, and we've all come out a little more jaded with the world because of it, I think, lol!

I have been burned many many times over crappy tenants that I inherited due to lack of screening, letting family members move in for charity, etc.

Not to mention, if you do not have any construction experience, you are exposing yourself to a lot of liability and risk by not using a GC, since there are a number of things that could go wrong at each step of the process, which will cost you time, money, and energy.

I just want to chime in because I broker a lot deals with investors, and you can do better... but it is important to note that is consistent with where the market is right now for many investors and your relationship and experience with the lender is important as well... might not be worth burning a bridge or hard feelings over a quarter percent... just my thoughts.I'd also pay attention to the posts by Jay H. as well, as he makes great points.

im looking in the 2 million dollar range. i was initially just shocked at the lack of willigness to respond just in general in the world of being an agent, connections are important. i wouldn't want to burn many bridges of potential clients & referrals.
