@William Yeh I think your question is too broad for a good answer.

These places don't offer 2% rule returns but are somewhere in between the spectrum with long term growth on the horizon.

I have been slowly building my teams and setting the foundation.thanks for your suggestion and these definitely help me to look broadly and to connect and network.

It's tough to comment further with such a broad spectrum of possibilities.

That leads me to a question then, since RE management, sales, purchasing, leasing is a  profession, it requires a broader understanding in the industry than a single niche, that makes me ask who might be giving professional training, who are these professors of wisdom that advance the broad spectrum of education required in a profession?

You might notice that Bigger Pockets publishes books, it might surprise you that they aim for a broad audience. 

I think it's fair to generalize a broad cooling trend, though there is still plenty of money flooding into the right markets.

Cap rate is, broadly, the ratio of an investment's net income to its purchase (or sales) price. 

I'm planning to do a self build so I have done extensive research on the associated costs and $200 per I believe is doable but most likely on the low end of the spectrum for a contractor built home in this area.
