@Jason Black I hadn't heard of Smartline but just read through a description of them and they seem very compariable to GV.

I posted pictures of a property I was trying to sell and they kept loading black in Bigger Pockets marketplace.

Sure it would be cool, but they would go unused since they wouldn't have a high degree of functionality and would have a "black box syndrome" that hides implicit and systemic assumptions that may not hold true in every case. 

I have a girl that manages a property along with 10 others so the cost is near zero. 

It would take a black swan trifecta like we had in 2008 and we are so far away from that.But it's anyone's choice, you can play it conservative and invest in T bonds or you can get started, I remain active as a buyer.
