I'm a new investor looking to acquire 2-4 flats in Chicago's northwest neighborhoods. 

It should only cost you in the $600-700 range as a flat fee, and the attorneys handle everything.

I had originally planned to have strict no smoking policies written into the rental agreements to not only disallow smoking in the building but on the property altogether. 

I have put aside $200k.  2 bedroom flat or condo would be ideal.I plan to use it 1-2 months a year.

I charge a flat rate for each house based upon the size and amenities. 

Additionally, I'm curious if you've found companies that offer a flat seasonal rate as opposed to charging per visit (particularly for snow). 

Does anyone have any suggestions on how to proceed making a deal, or if it should be avoided altogether?

Unlike the 203k which is 3.5% flat across the units, HomeStyle ranges from 3% down for single family, up to 20-25% down required for 3-4 units. 

I'm selling 3 homes in CA.Looking for flat fee escrow companies.Around $500.  

As far as additional due diligence, I'd make sure the contractor is including very thorough prep work to make sure the floor is flat / level to the LVP manufacturer's specifications, ideally including a layer of plywood underlayment (if your subfloor is wooden), or whatever is recommended in your situation for the product you are using.
