Since the company will be making money per bed of the house, you can usual get them on a lease higher than FMV rent in your area.

My family and I are fairly new to the area so all but one of our rentals are in other states.  

If there were 3 day disclosure rules, you would just have to close 3 days later.But if the fees are a surprise, consider getting an extension and finding a new lender.

But you are a California resident... you will have to file Form 568 in California and pay their LLC fee.Oh, and LLCs are lousy asset protection mechanisms.
