As far as Franchises for Brokers, I've always been impressed with KW, you may want to visit them, then get the red book and blue book.Meeting on basic values and Abatements this month, 1/26, site should be in my signature.

Does seem like a red flag though.

I live in Broomfield work in downtown Denver(RiNo) district and am interested in areas all around the metro area including some of the outer lying areas, like Castle Rock and Ft.

Notwithstanding my opening comments above, the fact that you came up with $280k and someone else came up with $235k is too much a spread and is a major red flag.

The old basement floor had a red paint that turned to powder/dust. 

Add in some tenant damages, or lengthy evictions and you are  farther in the red.
