Overall, this feels wrong to me.  

Just thought I would bring another option to the table.  

Pay $500 extra towards the principal each month to bring down the principal, and saving about $136,000 in interest over time.

If you get specifically low flow showerheads, the cheap <$10 ones at Home Depot, tenants will complain.They'll just switch them out back to "normal" ones- people like strong showers.There are some that use air pressure to make low flow feel stronger.

There are two reasons why a property doesn't rent: Marketing efforts and price.If you feel like the marketing efforts is adequate, then it is the price. 

Despite the small town feel, lots of research companies, an Amazon warehouse close by along with high paying science, tech, research jobs and even Costco is now building here.

You would literally be better off selling and buying the neighbor’s condo to rent out.I'm curious to know why you feel that way.  

Would make your property more desirable if tenants didn't have to bring their own ac units. 

The newer more renovated houses will continue to rise but I feel at some point mine will appear as an old dated house that somebody looks at and will want as a cheaper place to fix up and renovate.Other than this, I don't really enjoy the out-of-state investor aspect of relying on a property manager when this was always a hands on investment for me until I moved away.
