Bianca, As long as you are willing to put some skin in the game of about 20% I think there would be many private lenders that will work with you. 

It will be difficult to do without having skin in the game.

If you pose fair arguments to a fair seller, 9 out of 10 times you will be able to close a deal.Worst case scenario, find a thick skinned realtor or broker and have them make an offer if you want to lowball someone.

Don't buy one of the newer all in one style washer/dryer combos - they take forever and a lot of power to dry the clothes.  

Interest rates are low, with an FHA you have to have PMI, theres no way around it. and the lowest interest rate they will give you is 4.75% that it, cut and dry.

Unfortunately, no one can see what's behind a dry wall until it's taken down.
