Please advise on best route. - After purchasing a home for what I feel was to much I am trying to determine the best route.

I envision a clumsy turnover approaching summer where we have MTR vacancies because our calendar would not be open to book 3 month MTRs starting in April.

I don't think the market is a huge factor UNLESS its a SMALL/rural market where filling a vacancy could take longer because of low/inconsistent demand. 2.
