I'm curious to see if anyone has done any rehab flips with condos and what, if any, are the downside issues with doing this that I might not have thought of (we'll assume the obvious of strong owner-occupancy, well kept common areas, good HOA, etc).

Firstly, I would stay away from condos as an investment...Even as a personal purchase for me, it would be a long shot because of HOAs, rental limitations, rules, etc.
