for example, i saw what seemed to be an interesting property come up (good cap rate) but i had loaded a similar prop down the street into the spreadsheet about a year earlier (that is why i input the date i reviewed the prop) that had much higher water/sewer/storm expenses (nearly $1k more per year!).

We built a new home in 2008 and our street was fully built out during 2008.

Don't buy homes on or near busy streets(Even ones with a yellow line out front). 

Another issue, there is a big difference in the area from one subdivision to another, the other subdivision can be next door, across the street or a block over.
