That's why they don't teach it.Active marketing however, will get you paid faster than passive marketing.Sorry for the long post, but I felt compelled to answer this post.  

I 'm teaching wholesaling AND LO's as I find that regardless of the marketing you are doing the calls that come int don't fit all into one category. 

I my search I've had people short my on wholesale deals, intentionally not teach me various things to help me become successful, people who have stole deals repeatedly or that have giving me the run around.

I can teach everyone I know all I know and there would still be deals left for me. 

We'll have to add that, the style of teaching I guess you would call it, into the criteria as we're figuring this out.

I would love to have a mentor in my area who can teach me and of course learn from all these great investors on BiggerPockets.

That is so right and sound about right. they didn't teach anything that people don't already know. matter of fact I find way more useful information on BP in one forum that I did in the 2 hours he spent talking.

"If you give a man a fish you have fed him for the night, if you teach a man to fish you have fed him for his life".  

Teach them to watch for basic maintenance issues.  

Not all title companies are the same - most don't do this everyday and you don't want to be teaching them.
