Maybe I just didn't understand.It's not that often that a regular person can buy real estate cash - what am I missing that you haven't approached lenders?  

Spring and summer months are approaching and I will probably close just before March.  

The obvious is list it with a Realtor, but are there any different approaches that seem to be working.Though about just putting it on the MLS myself, I think you can pay a fee, and have it listed there without going through a Realtor.My goal is price it attractively a little below market, and try and get a quick sale. 

Easier said than done of course, but this business requires you to be systematic.

Make sure whatever bank you approach isn't a big chain bank.

Any ideas how one can approach these owners? 

You won't likely find a master list of every way to process homeowner lists to find motivated sellers, but know that people build their businesses by doing just that kind of analysis on a recurring basis, always looking for a new way to approach marketing.

I had not thought of the "test advertisement" approach to get an idea of interest in the market, great idea!
