Don’t ruin it.

I've had maybe 3 people out of hundreds of deals and thousands of offers even ASK about earnest money.

Since they were concerned before about having their record ruined that will motivate them to respond.

The person that bought it fell in hard times and I have allowed them to just make interest payments instead of foreclosing as I live thousands of miles away and I don't want the house back. 

Although what the owner of the statement above may have learned a lot on their own, think of what they didn't learn.Also, why would most of us accept paying 100's of thousands of dollars for a college education, never go into the field that degree is based on, and think nothing of it. 

I don't have friends and family that are going to spot me thousands of dollars either.

@Joe Splitrock  depends on the area and the customs..I remember my first venture into a new subdivision in Charlotte and was staggered that you had all these new houses with driveways leading up to the front of the house but NO garage  LOL.and I Charleston were we are building parking is defiantly has value.. some lots that you can only park on are worth north of 100k for a small couple thousand sq ft. 

I have seen illegal basement or 1st floor apartments used against an owner and end up costing thousands of dollars to resolve. 

A few hundred for a flight is a lot better than losing tens of thousands.

Calls me leave a message, no more than 5 minutes go by,I listen to the message and go to text the tenant a response that I would contact the furnace guy and my husband and someone would be out today to check it and would they need an eden pure heater to keep things warm for the day and as I’m typing the tenant texts me and says hubby has it all taken care of he’s coming out now to check on it.I call hubby and tell him he’s just ruined our 24hr call system and he says what do tenants do in an emergency and I feel like emergency...fire call 911, water main break call the town.
