With the value add strategy you should be in an even better position as i would assume you are coming in well below market value.You may want to look at the prospect of income in the near future as event space in this climate will not be making much in the next few months and therefore may or may not be able to cover the rent, however if you use this time to complete the rehab i would think you are in a pretty good position.It all comes down to making sure the deal is a good one, now more then ever.

No one is going anywhere and I would imagine that prospective tenants don’t want to go into other people’s homes that may expose them.
