So, it just makes more sense to give them the notice using the official form to cover your bases.

Once you are officially an investor and holding property, network with other local investors and see who is flipping and see if you can swing by and see how it really works.

While none of this, may equate to 'retirement' in the official definition, the fact that I'll be working for myself/my time will be my own will be so freeing and it's something I'm really looking forward to. 

Maybe for a $100k rehab you'd want to get more official, but it also helps to first build trust with smaller projects.

Also the banks have a strong and well financed lobbying group and give massive campaign donations.
