Therefore if you are comfortable with your procedure than by all means be happy. 

Agents know it, attorneys know it, title companies know it and it makes seller more comfortable knowing not something I scribbled onto a piece of paper.  

Even still, I feel much more comfortable hiring an attorney.

I've had 18 mini splits installed in my previous residents, rentals & commercial properties: Sanyo, Union Air, Fujitsu, Mitsubishi, Panasonic, Comfort Aire, Daikin, Soleus Air.

I think it sits comfortably in the comps and I'm paying close to market price.As an investor I aim to buy below market value.I'm not so sure what to do presently.

I stay within county, state and federal tax laws so I feel comfortable on my end.

@John Cohen Thank you for the suggestions, this neighborhood I would feel relatively comfortable knocking on doors so I'll probably give that a try.

Improving the comfort and efficiency of the building is part of the deal.That said, the bigger players in our area are not quite there yet - most still seem to operate under the mode of "unload utilities on tenants" to improve the bottom line.  

If you are not comfortable on screen, don't do it!
