I would tend to put heavier weight on MF rentals than a SFH lot, building a SFH is riskier than apartments mainly and it typically would increase your income. 

The HVAC is around a 2000 model so that would be my main concern. 

My main interest here is to see you succeed. 

The main hang ups are: I don’t have a lot of capital to spend on legal fees before I do 1 deal, BUT, I don’t want to run into serious problems on my first deal just because I didn’t know about a legal problem.Also, do I need insurance during the process of buying, rehabbing, or selling a mobile home, and if so, what kind(s)?

There for a while in my city thieves were breaking in and stealing supplies, copper, and appliances.

Previous insurance company doesn't want to insure the property anymore because the main dwelling is empty. 

But there's restrictions put on realtors and that's the main reason I've stayed away from it.
