Note: I am aware of online applications like cozy that makes sure they fill out and pay their background/credit check but the applications for those types of software doesn't cover everything I want to ask and Brandon suggested paper applications is the way to go so it being my first rental I'll follow his advice on that but I just need a robust way of doing it.3.

Maybe they could help with screenings, contractors, etc. but also that's  something I can do online/phone... and if tenants have bank accounts take care of rent that way too.

You refer to yourself as a "REI Mentor" and you freely offer your mentorship to new investors, but it might be wise to stop short of taking another investor's cash for a project that you are taking the lead on until you have more experience - You have said that you are not a professional flipper, but the primary problems you faced were not specific to flipping.

I made a list of Probates, Pre Foreclosures with Equity, Pre Foreclosure without Equity and Non Owner Occupied, in Miami.I went "driving for dollars" for vacant homes and now I'm ready to start marketing and reaching out to them.Altogether I have a list of 1,011 "leads."

Where I'm located the housing stock is predominantly quads and smaller... and its almost all converted SFH that are 100+ years old to boot (translated = rotted sewer lines, knob & tube electric, lead paint, asbestos siding & pipe wrap)... all the things that say OPPORTUNITY... and I've been missing it for over a year!
