As you are saying, you'd have to move Title to your personal name (Title should be with the LLC right now) and get a homeowner/landlord insurance policy as well as an umbrella policy if you desire. 

Is there something I should be doing as the landlord besides providing the tenant with the bill for the repaired plumbing? 

But I feel like the extra leg work in being a landlord isn’t that bad because the process is pretty simple.

Some cities have no problem putting landlords in a bad spot should a tenannt not pay the process of eviction in your area I don't believe is short.

This feels silly to me because your midterm rental lease, or any lease for that matter, can allow for the landlord to have access.
