The downside about these houses with a master on a different floor than the other two bedrooms is that people with younger kids wont want to be on a different floor than them, it hurts us for rental, as well selling the home later on.

It has a monthly HOA but I also got it at a lower mortgage interest rate of 4%.I also self-manage but I am always planning in case I get sick or die - I want my spouse or kids to be able to hire a property manager.Now, When I am looking at other properties to acquire, I am looking at similar properties in the $120K range.

But back when they had two little kids, one income earner and no down payment they wanted to buy instead of rent.

Married no kids.

I had 4 adults and 2 kids who wanted to rent a 3 bedroom house.

We do not have big cash reserves but are stable (damn kids).Problem: I know right now we could sell our house for 230,000-240,000 based on the comps in the area and the high demand for the neighborhood.

I am not an agent, although I have been toying with the idea...I guess that will be a different post.
