There is an app on your fone you can download, you can get the free version & it tracks the mileage for you.Also find a CPA, an accountant or someone you trust to make sure you are getting all the deductions possible.

the Credit Karma app for your phone is the best in my opinion, its free and updates every 14 days, its about 10-20 points off your official score but it gives you a good idea, good luck!

I am not familiar with the website you listed but most brokers are also going to require you to have E&O Insurance if you are actually conducting business.So when you add it up, CAR/NAR/local association/E&O/MLS/MLS fob (iPhone access is a monthly fee) I can see why you are trying to limit costs.

I have always done some notes and then scanned in receipts and other documents (now I scan everything - so all records are electronic).If you want to get fancy with an iPad / smart phone app, Happy Co is some awesome inspection software that would could do some amazing documentation with (both safety and condition report inspections).Hope this helps.

I talked with one tonight - we went over commission, office fee and start up fees.Doesn't seem to unreasonable - small monthly office fee, lots of training - (looks like I could have some sort of training every day of the week), mentoring, decent split (less your first year, but can quickly get to 100% if you are producing).Office fee included Central Showing System, E/O, advertising (something about protecting the agents leads online, little fuzzy on that), phone forwarding, email, copies, mobile app, website - not sure what else.

For example, have my potential tenant pay application fee, I do my due diligence and determine the app is okay so far and then request the tenant go online to my back ground/credit check, eviction check provider were the applicant can pay for that there, and then make my decision?
