Hello All,What tools do you guys use when researching/analyzing a potential market?

While you're out in the field make notes of properties you like that aren't being maintained - look for high grass and weeds, broken windows or unshoveled snow in the winter.

Ive been on BiggerPockets for over a year now, browsing & reading posts, but I never truly realized what an amazing tool it is until I actually purchased a home.

Has anyone found a bank or credit union that offers high HELOCS with high LTVS?

(Loan to Cost) Can you find a private guy to lend you high LTV for short term?

The dilemma i have is that I can’t decide if it makes more sense to embrace the c class identity this property gives the impression of, or put a lot more into the renovation, get better quality tenants and convert it to the B class property that the building (and the area) should/could be. 90% occupied, the yearly rental income is around 600k with 420k NOI. 

Repair foundation, updated siding to front of the house, used medium to high end finishes, beautified the landscaping What was the outcome?

Do you think it costs a lot more to add the half bathroom In the high cost property than the lower cost property.
